Real estate leads can be produced at the speed of light if you utilize the Internet to launch your electronic marketing campaigns.  Leads that are generated through the Internet are much better than those leads that you buy from lead generation firms because the purchased leads may be several days old.  Internet-generated leads, such as those who are interested in foreclosure properties, are powerful because there is virtually no delay between the time your website visitor has filled out the online form and the time that you are informed about it.

An important strategy is to utilize an ad to direct a person to the landing page instead of the home page of realtor websites.  This is advantageous for you because you can set up the landing page in such a way that is appropriate to the needs of the responder.  To illustrate, a specific ad may be designed for people who have short attentions spans so you will have to lead them to a landing page with minimal clutter and offers them at once the information that they need.  Another ad may be designed for people who love to analyze things and so you lead them to a landing page that offers a lot information.  Designing the proper landing page for each type of person can save thousands of advertising dollars. 

Once you have several leads that are usually the result of the presence of IDX MLS solutions on the site, you would have to utilize a customer relationship management (CRM) program that takes care of sending the proper message to each kind of lead, depending on his motivation and the kind of property that he is interested in.  Another program will assess the level of motivation of each lead in making a purchase.  It will then send an SMS to the proper sales agent if this level of motivation has been reached so that the agent can perform the necessary actions to close a deal.
